Once we have discussed a pricing strategy and settled on the sale price then it's time for the magic to happen - marketing your property! Brace yourself for a marketing extravaganza that even the red carpet would envy. We take immense pride in how we present your home to the world.

We take our photography seriously. Think sunny days, top-notch quality, and a knack for capturing your property's absolute best angles. Our descriptions are no ordinary run-of-the-mill bullet points. Before we hit the "publish" button and let your property shine in the spotlight, let's talk paperwork. We need the essential documentation to make things legal and draft that all-important mediation agreement.

In the mediation agreement, among other things, is our commission. Our fees, like all other agencies, are based on a percentage of the price you sell your home for and in the Algarve this ranges between companies. The industry standard is 5%, however, for higher-priced properties agents are prepared to accept lower fees.

To get the ball rolling and start showcasing your property legally, we'll need the following from you:

Documents for selling property(Don’t worry if you don’t have everything, we will support you in acquiring any missing documentation or, if you have a lawyer, instruct them to prepare everything so that we can start to advertise your property without any delay.)

Now the mediation is signed your property is now live on our website, portals and social media, but that is not where we leave you. We will keep in touch with you to give you feedback on any viewings and can give you a breakdown of how many enquiries and clicks your property received on our website or portals.

We are not in the business of wasting time – yours or ours – and so we ensure that only qualified buyers see your property. We work slightly differently from most agencies because we have a dedicated team whose sole job is to qualify buyers, even before they set foot in Portugal, and find out exactly what they are looking for. This means that they have the money to buy your property, they are genuinely looking to purchase and they are eager to see your property in the flesh. When we know we have a potential buyer for your property we will liaise with you to schedule a viewing, or two, and will always accompany the buyers when they are in your home.

Once offers start to come in we will negotiate to get the best possible price we can for you before moving onto the legal steps of the process – the promissory contract (CPCV) and deeds.
